How the Singapore property market moved in July 2026: what sold, at what prices, and where the gaps between market segments sit - from completed HDB resale transactions and private-property caveats lodged with URA.
How to read these: a median is the middle transaction, half of what sold went for more and half for less, so one record-breaking sale cannot drag it the way it would an average. Each movement compares against the month before. Private-market figures come from caveats lodged with URA, which arrive weeks after a sale, so the newest month’s private figures firm up over time.

Units sold counts individual buyers who committed during the month, so it measures genuine take-up rather than launch-day queues. Median psf is the middle price per square foot those buyers paid: a quick way to compare projects of different unit sizes. A project marked n/a sold too few units for a fair figure.

Each bar is the number of private resale caveats lodged for that month. A caveat is the legal claim a buyer files after committing to a purchase, so every bar is completed deals, not listings or asking prices. Because the paperwork lands weeks after the handshake, the most recent bars start low and climb as filings catch up: read the trend across the year, not the last bar.

Each bar is completed HDB resale transactions registered in that month, published by HDB after the deal closes. Unlike the private chart, these do not revise upward later, so the shape you see is the market’s real rhythm: more bars up means more flats changing hands, and a quiet month is genuinely quiet.
Where the price gaps sit
Three gaps every buyer and seller conversation touches: new launch over resale, region over region, and private over HDB.
New launch vs resale, by region

New launch prices carry the developer’s premium for a fresh lease and a home nobody has lived in; resale is what the same region’s completed homes actually changed hands for. The gap column is how much more, per square foot, buyers paid to go new. A wide gap favours the resale buyer’s wallet; a narrow one says the premium for new is cheap by that region’s standards.
The three bars are what a square foot of resale space cost in each of URA’s regions: CCR is the prime core around Orchard and the CBD, RCR the city fringe, OCR the suburbs. The height difference is the price of centrality, and how it widens or narrows over the months is one of the clearest signals of where demand is moving.

The gap

The 2.3x figure is the multiple between the two medians: what a typical suburban condo resale cost against a typical 4- or 5-room flat in the same month. That is the distance an upgrader has to bridge, before the sale of the flat, grants and loan limits enter the picture, and watching it month to month shows whether the private market is pulling away from HDB or letting it catch up.
